How do you find out how many years ae left on a lease hold property

Hi we have had an offer accepted on a property everything seems to go to be true ,until i mentioned to the estate agent is the house free hold or lease hold, well the estate agent has checked with the vendor an she says its lease hold but theres many years left shes unsure of the amount because its her mums homes shes selling.

My estate agent says that my solicitor will know or i can check the land registry myself for around £12.00, But i dont want to pay a solicitor then find out theres 50yrs left then have to back out the sale.


Can anyone point me in the right direction please as im having no luck an i have a survey being dine tomorrow on the property:)

    The estate agent can only go on the information given by the Vendor so stands to reason they wont know if the owner doesnt.

    How old is the property? Leases are usually granted on a 999/125 or 99yr lease. More common are the 125 and 99yr.

    You can check the land registry for £4 from the official website

    That was a great help but it's telling me they have no record but it dosen't mean its not registed il have to wait an see what my solicitor saysso il have to get one sorted for tomorrow x

    Mind you, it tells you something about the 'professionalism' of the average estate agent if they're happy to sell something when then they don't even know exactly what it is that they are selling.
  • I was going to say something similar - I'd have thought they would cough the 4 quid themselves to update the file - and then followed up if not on automated records.

    Land Registry are always very helpful with this sort of enquiry.

    Its nothing to do with Professionalism

    When the PMA details are sent out the vendor signs to confirm any details relating to the lease. If they dont have the information do you expect the EA to magic them out of the air?

    All information is subject to the solicitors verification. Thats why you pay a solicitor

    I was going to say something similar - I'd have thought they would cough the 4 quid themselves to update the file !

    Not always on the file. I believe it would have been included with the HIP but obviously this is no longer a requirement

    The OPs point is he has to shell out (i.e appoint solicitor) to find out if the product that the vendor (and their agent) wants to flog is suitable for purpose (not the way that most business is conducted).

    Hi thats my fear of shelling out on a solicitor to be told that the lease has only a few years left,ive been in touch with estate agents today again as they are open on sundays an was told to speak to the manager tomorrow so i just hope we get it sorted before i get a solicitor x
