it sounds like the OP has a lot of options as he is only a month from the end of his term, if (as suspected) the deposit isn't protected it is also possible to claim from the landlord for failing to do this.
OP there are also plenty of threads on this forum detailing how to ensure the landlord can't keep your deposit by claiming damage to the flat etc Would be worthwhile reading up and getting everything prepared correctly.0 -
Richard - thanks for the PM. Since there is no personal info within it I am replying via the forum. That way if I mis-advise you, others can correct me!I'm currently in this (Assured) Shorthold Tenancy Agreement from 9 Sep 2011 to 8 Sep 2012.
So does that mean I can move out on 8 September?
It is, of course, diplomatic, polite, and mutually helpful to give your LL some advance warning of your intention, but not legally required.
If you remain till the 9th Sept, however, you will create a SPT (see link above!) and then cannot leave without giving notice. For the required notice in that case, again, see the post linked above.
The lack of properly registered deposit may or may not be to your advantage. The fact that the LL has apparantly broken the law (see Deposits Rules on protection here) means that if he witholds any or all of your deposit you can threaten legal action not only for the return of the deposit, but also for a penalty = up to 3 times the deposit. This may make him rapidly return your full deposit!!
To double check, you can contact each deposit scheme directly yourself (see link above) and ask if it is registered.0 -
I would assume that you need to confirm (in writing, recorded delivery) that you do not wish to renew/continue your tenancy at the end of the period on 8th sept.
You do not NEED to confirm anything, either orally OR in writing, though yes, it is polite and diplomatic to do so.0 -

Mine definately does .... it was about £25 or so (I think !) ... haven't had any little vistors since (fingers crossed ..!!)
Although I did have one from B&Q before I bought this one (had in the understairs cupboard, where I initially noticed acitivty when we first moved in (no wonder the previous owner had 2 cats !!), and where I found a hole in the floor boards !!), and it made no difference, in fact it/they ate the dogs treats, which are kept in there !!.
The one I have now, seems to have done the trick (the were only little field mice) .. well the one I found after poision was ... (I know bad karma !)... but still you can't afford to let them take up residence !
Mines white, quite biggish really, and has a night light facility, you can have it on constant noise, or intermitant ... I have it on constant, and as I say fingers crossed and over the last couple of yrs, no activity at all.
