Countrywide CHAOS

Okay, so where first time buyers buying a property for £38,000. Cheap i know, but nothing structurally wrong. Before we made an offer at the estate agents we where told we would have to see a Countrywide mortgage advisor. Low and behold, we fell into the trap, thinking that he would sort everything out for us. First of all he told us that our solicitors would be no more than £800, excluding the £400 for searches we had already paid! When the solicitor bill came in at £1200 we soon realised we where getting robbed! So we changed over, loosing £60 (first mistake he made). Getting in contact with him has proven to be a nightmare as he hops from place to place! So anyways, about a month on, our contract and the sellers is almost ready, the valuation from halifax came back at £38,000 (the price where paying) however the solicitior is still waiting on confirmation of our mortgage from halifax. Our mortgage advisor told us that the mortgage offer had been sent out first class post and would be with our solicitor yesturday at the latest (which it wasnt), and our solicitor asked us if he had actually done it becasuse another client recieved there within a day (weve been waiting over a week). I then tried to get in contact with our advisor (which again i couldnt) and so decided to ring halifax direct. Apparently halifax have prompted him but to with no avail. There still waiting on payslips (which we provided 3 weeks ago), confirmation of current addresses, but the main issue with the purchase is the valuation of the property being £38,000 and halifax not giving mortgages under £40,000!!!!!!!! Surely as a mortgage advisor he should have known this!!!!! we have already paid £260 for our mortgage valuation. lost £60 in his sheer incompetance, paid £180 for searches with our new solicitors, and now have a hefty solicitor bill due, as the property is due to complete but we have no mortgage offer!!!!!!! Advice please. oh and you guessed it, we cant get in contact with him either!!!!!

    The minimum valuation amount for all lending is £40,000.

    Incidentally, there is no minimum loan.


    The sort of figures that would have any competent adviser checking minimum property value/minimum loan acceptable immediately and before passing a KFI (let alone making an application) to the client.




    Not often I say this - but complain - to him at the point of contact given on his business card and the point of contact given at the end of the KFI (if it is different) that he will have provided you.

    He may also have given you a client agreement laying out the complaint procdure.




    ..... a ridiculous solicitor bill as well !!!
