credit check before mortgage

Hello everyone,

We are about to apply for a mortgage. We had an agreement in principle.
I thought to check my credit rating online, however it seems you need to have the past 6 years of addresses in the UK

We have only been in the UK for 2 years.

Would this be a problem ?

    Almost definitely yes...

    Depends upon a truck load of other variables, but will be a big hurdle.

    I've checked my credit record with Equifax within 2 months of arriving in the UK (I had to send them proof of address though, but it was fairly easy because I only had to scan the documents). At the time Experian wanted me to post them proof of address, so I skipped. A year later, I checked it with them, no problem. You're not the first people to want to check your credit record shortly after arriving here :)

    Firstly, it will not be an issue achieving your credit files as Mulder was commenting on, but the securing of your mortgage. A few considerations listed below:
    • Deposit vs Purchase Price (Loan to Value)
    • Existing Banking Relationship
    • Current UK Credit commitments
    • Whether in UK as a UK citizen or EU Citizen or on a Visa and in which case which type and how long remaining makes a huge difference.
    From a mortgage company perspective, some may rule you out immediately as they can only see and touch your credit behaviour for a maximum of 2 years.

    That is not long to advance a large amount of money, albeit secured on a property.
