    I find the whole buying and selling process really inefficient.
    Conveyancing, mortgage fee, stamp duty. Estate agent commission! It's a massive overhead, which, if you run a retail business, you would go mad on.

    We should get the pension companies to become builders and landlords. They invest in property any way, so it's just one step further. They want appreciation in the underlying asset. They want steady income stream, what more could they ask for?

    Tesco seems to be able to run a giant corporation without too much corruption, I don't see why they should end up like slum landlords. Richard Branson, come on.

    Imagine, no more getting mud in your face begging for a mortgage. Give a month notice when you need to move. Show your TESCO Club Card and move in. If planning permission allows, TESCO can rebuild their Supermarkets with shops at the bottom, short stay apartments in the middle, and long stay apartments at the top. They can even provide rented offices, provide rental (electric) cars in the car park, so you don't need to buy a car.

    My dream is that estate agents, financial advisers and bankers will be starving to death on every street corner, with hands holding out, begging for some change, and I can reply:

    "APPLICATION DENIED."
