Property check survey

Hi Gurus,

Just got survey report from valuation for the house I am planning to buy and need some advise from the experts:

1) Chimney Stacks:
repairs category: 2
Detail: Defective mortar joints to the chimney stack should be raked out and re pointed.

2) Roof including roof space:
repairs category: 3
Detail: A roof tile to the front roof slope is damaged and a section of the ridge pointing is missing and these sections of roof should be overhauled and repaired.
The roof space should be ventilated to prevent condensation.
The roof space is inadequately insulated and additional insulation should be provided.
The roof tile underfelt is defective and repairs are recommended.

3) Windows, external doors & joinery:
repairs category: 2
Detail: Soffit boarding is thought to contain asbestos material which may represent a health risk. you should take care when carrying out repairs, maintenance or removal. These could be expensive.

4) Ceilings:
repairs category: 3
Detail: Shrinkage carcks between individual plasterboards should be cut out and filled.
Polystyrene tiles to some sections of accommodation are a potential hazard in the event of fire. Defects may become apparent when they are removed.

Before going ahead with my buying, I need to consider these costs as well. So, please could any one have any idea about the costs involved in the above repairs?

    The roof tile underfelt is defective and repairs are recommended.underfelt is non-critical. Many properties don't even have any

    Polystyrene tiles to some sections of accommodation are a potential hazard in the event of fire. OK - nowadays polystyrene is not recommended due to being flammable, but many properties have them. Replace in due course if/when you redecorateDefects may become apparent when they are removed.yes, and when you lift the carpets who knows what you might find too....

    Before going ahead with my buying, I need to consider these costs as well. So, please could any one have any idea about the costs involved in the above repairs?

    Ring a couple of roofers and ask for quotes for those various jobs, but there is nothing major there.

    Agree with previous post, nothing too significant to worry about. I don't think I would renegotiate the purchase price on the back of this, the costs are too small.

    I would just bear these issues in mind when you plan all your annual maintenance on the house, nothing that needs doing urgently, just do it before too long so they don't develop into bigger issues. Good luck
