solicitor fees buying a property

Hi
I made an offer on a flat today my agent is a high street property big name, they introduced me to their own appointed lawyers who gave me a quote of nearly £1400 fee
this includes
sales fee, purchase fee, leasehold supplement (around £800)
than they charge Search pack fee + land registry fee + ID verification + bankruptcy search and land registry search. (around £600)
is it reasonable?

also they say they will look after the stamp duty which i have to pay..0

Seems high on the searches to me. We've been billed around 800 inc vat for conveyancing including searches, plus stamp duty + LR reg (280)0

Our mortgage advisor ended up costing us £140 inc vat and solicitor fees were £812.80 inc vat (which included a leasehold element).0 -
i feel my EA is Blackmailing me as he knows i like the property and he already made me go up on the offer price and than on top of this they are asking me to get mortgage through them and also use their lawyer too.
i am in a catch 22 situation
Ignore them. Get your own mortgage, and your own solicitor. Offer what you want to -- they're obliged to pass it on.0 -

does it include acting for the mortgage lender or is that extra too...?
than they charge Search pack fee + land registry fee + ID verification + bankruptcy search and land registry search. (around £600) these may vary but will be charged at whatever it costs the solicitor

Absolutely ridiculous fees unless you are in the millions bracket !
I have our firm's brochure available which explains what an estate agent can and cannot do (and what you shouldn't let them do) and the legislation to quote them if they get arsy.

They are NOT your EA, they work for the vendor, and of course they'll try to get you to offer higher, it affects their commission. And their sol will give them some sort of referral fee.
As others have said, there are plenty of threads here with advice0
