Renting if you don't want to lose your buyer but can't find a house!

    Bear in mind that the purpose of the exercise is to move house, so if this particular sale is not going to work out for you, you may just have to let it go.

    indeed- i will cross that bridge when and if it comes to it! so far (only 2 weeks or so) our buyer is ok to wait

    My husband and I have just done this, although slightly differently - we moved in with his parents until we found a house we liked (I know, I deserve a medal!!!). We were able to return to our lenders (Nationwide) as existing customers to take out a new mortgage on the new house but retain the better rates they offered to existing customers who switch/re-mortgage etc. The only glitch was that the new motrgage application had to be approved within 6 months of the completion of the sale of our previous property so not sure if that is suitable for you, but it might be worth checking with your provider to see if this is an option for you? We had the same concerns as you initially but our independent advisor had no worries - having the right level of deposit and a good credit rating is more important.

    You don't know that for sure though, do you? ;)

    We were in a relatively posh city with 2 cats and 2 ferrets, yet in the space of 24 hours we found three rental properties to suit us.
    We took the best of them and lived there for 9 months until we found the property deal that suited us.

    This was over three years ago, and because our house money was earning 6.5% we actually made more than we were spending on rent. :)
    An extra bonus was discovering that the more up-market road we rented in, where houses were, on average, £100k more than the one we'd come from, was actually noisier and far less private as a place to live. :D

    We found that rental agents put "No pets, no DSS" on almost everything advertised, but if we went to see them, they'd give us the once over and decide that these rules need not apply to many of the properties. Clearly, someone with animals isn't likely to be offered the brand new houses or those re-carpeted throughout in expensive cream coloured Wilton, but it's not as if living there is going to be a permanent thing.

    Trying not to think about my young cats today. They have presented us with a dead frog and a live shrew. They gave the latter away by staring intently, along with the dog, at a normally boring wardrobe (which as far as I know does not have a portal to Narnia). Cue half an hour of frantic chasing a tiny little creature from under various pieces of furniture. Caught it in the end and released it safely in the garden. Hope it wont be visiting again. :)

    Spoke to an EA yesterday who told me that in the villages it is not too difficult to get a rental that accepts pets, but we will see.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
