Extending by Raising Roof

Our house has a Mediterranean look. The lounge has a roof which is about 2/3 of the height of the rest of the house. There is some storage space in the loft of this part of the house

We want to raise the roof by building up and constructing a 20 x 12 bedroom which incorporates an ensuite shower room. There is a cloakroom below so not difficult to extend plumbing. Nice standard but not ultra high spec

Easy access from landing - already a small opening in place

To include plastering and radiators

We were thinking 20-25K +VAT = 24-30K

In the North - not city centre

We've had a quote of 36K + VAT = 43.2K

Does that sound reasonable?

    There are too many parameters for people on here to give your realistic answer. You would need too get other quotes.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    i agree with phil,

    a rough estimate is arouns 1300 per m2 of room your looking to make,

    reading your statement above, the roof will be raised, will this alter the pitch? or will you be raising the walls and wall plates also? will this affect any exising 2nd story windows? will the increased loading affect any internal partitions/ walls?

    a lot of variables here. as phil says i would aproach a few others for prices.

    or alternatively sit with an architect and get a set of drawings together, then send them out to a few local builders to price as a whole job package.

    I will of course get more quotes but it takes quite a lot to estimate a job like this, and I just needed an indication

    At £1300 per sq m, this would be about 30K +VAT

    Somewhere between my inital (optimistic) idea and the quote I've already had
