The asbestos roof should be ok as long as it is not disturbed, you may find that you will have to pay through the nose to get it removed though.

Corrugated asbestos roofing panels are probably fine if not disturbed.

There is no need to replace any intact panels, but if you decided to do it yourself, you can do.

Contrary to what some contractors tell you, you do not need licences to move or work with them, and it needn't cost anything.

They can be removed safely with simple precautions like:
    - use face masks, disposable gloves and overalls with hoods
    - spray panels with water to dampen any possible dust.
    - use bolt cutters to cut roofing nails free, rather than a claw hammer which could break the panel
    - vacuum up any residue (rather than use a brush)
councils should offer a free disposal facility for panels (which may be out of area) which will need to be arranged in advance.

After considering the insurance excess, it may not be worth making a claim.

For the sake of 1 panel I'd just replace it myself rather than have a claim recorded.

I think you also need to double bag the asbestos as well, before the council or the tip will accept it.
  • It sounds like you have asbestos cement. This is generally consider low risk and can be bagged and you can get the local council to dispose of this as ArcherG says.
As nudeone points out, it is asbestos powder and fibres you should be concerned about. As is a garage roof, assuming this is external, your risk is even lower. Just don't start hacking at it! I guess if you really want to get rid of it, it would the fixings that could be a problem but with the right tools, you should not have any problems.
If you want to get rid of it all, quote around but it shouldn't really cost more than £150 for a local builder to remove this? Maybe?

You'll be lucky if it's free to dispose off.
My local council refuse to accept it. They refer enquirers to a private company who charge £20 per bag or £50 per sheet to dispose of. That's if delivered, in double bags. The total cost for my shed roof would have been about £1000.

  • That is why fly tipping is so high at the moment, The average working person canot afford to pay those kind of prices so dump it on a country lane at night or pay a dodgy person with a tipper truck cash to "lose" it. In our area once you have double bagged it, filled in endless forms and paid a fee do you know what our council does with it....? digs a big hole on the landfill site, tips it in and covers it with soil!

These types of panels contain relatively little Asbestos - usually around 5% and it will be the (arguably) less dangerous white Asbestos - although in my mind - all Asbestos is potentially dangerous.

As thenudeone has correctly pointed out, provided these panels are in good condition, they will be fine - but be very careful you don't fall through the roof if you decide to remedy the situation yourself!

The Asbestos may not kill you, but falling through the roof just might!

You could just leave the roof as it is and overclad it with aluminium sheets which will also partially encapsulate existing sheets and look a lot better too.
