There are at least 2 threads on the above that are very instructive. I am on a Tier 1 Visa and my spouse is British. We successfully got 2 mortgages this year. A BTL and a residential. We had 25% and 40% deposit respectively. Some turned us down due to residence issues as I had just under a year left on my visa.
We researched thoroughly and got both. To be honest, I don't blame the banks. I and my family have a choice of countries to live in, here and somewhere else and I agree that makes us a bigger risk. I would look at it the same way.

Work permit holder looking for mortgage Hello
I am professional working on work permit in UK.
I have been in UK for more than 2.5 yrs in total.
I looking for a mortgage for property in UK but the two bank I approached ( HSBC and Nationwide) give mortgage to permanent residents holder only.
Can some one advice lenders ,offering mortgage to work permit holders in UK.I am ready to put a deposit of 20-25 %.

Halifax - their rates were not very competitive for us but they were happy to take a 10% deposit
Accord - Had good rates but a £499 fee put us off
Natwest - interest rates were too high for us (over 4%)
We went with Abbey - we had a 40% deposit and could have pushed to 50% if necessary. Got a 5 year fixed year fix for 3.89
For the BTL, we went with Northern Rock. 2 year fixed at 4% and no fees. Had a 25 to 30% deposit and finally put down 25%.
OH has no loans and CC always paid off in full.
I have HP due to finish 2013. No loans and CC always paid in full
Our totalling earnings is just under 50k
