Will Indemnity insurance cover 2 issues

Im having to get Indemnity insurance because I don't have a Fensa cert for a patio door I had fitted 4 years ago. My question is, will this also cover the office I made from part of the garage about 7 years ago and didnt get any Planning/Build regs? (p.s when my neighbour heard we was moving he was worried about what the new owners would use the room for as its next to his lounge wall and went to the council and they told him there was nothing he could do because it had been up 7 years!)

So I know its not enforcable after 7 years and if it is? the council hopefully have better things to do but I just want to know in case of a pickity solicitor!

    Insurance provides protection (usually financial) against a certain event happening. In the case of Planning Permission, the insurance would protect the buyer in case the Planning Authority decided to take enforcement action due to no planning permission. As you have found, no enforcement action can be taken (as the change occurred more than 4 years ago) so there is nothing to insure against.

    Were you actually given FENSA certificate for the patio door, but have lost it? If so, you can get a replacement.

    No, we were not given a cert at the time. The window company say "it slipped thru the net" They say they have now applied for it and I will have to wait. Oh yea and the cheques in the post!
