If you won't make the LL do an inspection, *please* pay for an inspection yourselves.

And what if the inspection finds problems?

The LL could turn round and say their inspection caused it.

The best way is to put a request in writing and then bring in the big guns if they refuse.

How would I find out the date of last inspection? We don't have a copy of the certificate from last time. Is it logged any where?

You write and ask the lanlord for a copy of the gas safety certificate, reminding them that they are obliged to provide one by law. You copy to the council TRO.

Then you get the council involved to sort this shyster (preferably by prosecuting him).

You also buy an electronic CO detector. Someone died on a street I lived on as a student. There is no warning. One day you are alive, the next you are dead. Being dead probably sucks more than annoying your landlord.

Frankly, the ants are not the problem, unless they are blocking the flue.

Your "we mustn't upset the LL" IS the problem! There are sometimes posts with whining tenants getting all upset about small or imagined slights by "evil" LL or LA, but that is not the case here.

YOUR FAMILY IS AT RISK from an unserviced gas appliance. When one of them, or you, are sick or dying from CO poisoning, how sorry will you be that you "kept quiet"?

The LL has a legal responsibility to act, and is already at risk of prosecution. Act swiftly, decisively and reasonably today, and by pointing this out if necessary, but NOT ramping it up unless you have to, you will go a long way to preserving the relationship.

Unless you have lost it, this is another factor against the LL.
