Tax on landlord income

Guys

I have rented out my elderly mothers property and she is now in sheltered accomodation.

I trust I need to declaire her income to HMRC - is there any oportunity to offset that against costs (any decoration or other preparation of the property to let it)?

Any other tricks I shoul dknow about before speaking the to revenue?
