Roofing quote - refelt and rebatten £5.5K

    Well OP hasn't said whether its a semi or a detached nor whether it needs two lifts on some sides or three on others if on sloping ground. So a ballpark of between £400 - £500 per side gives the window I suggested. Don't understand what is wrong with that apart from perhaps I should have said so in the first place.

    Alternatively you could take the view that my scaffolding/materials split erred incorrectly towards the scaffolding but in the final analysis the resultant number is approximately the same. If the £4k from the second roofer is ex VAT then we are back in the same price area as the OP originally stated.

  • It's end-terraced, flat ground and will need scaffold around 3 sides. House is almost 12 metres wide and roughly 6 metres deep.

    £4K includes VAT.

    Thanks. Round here I'd expect around £1200 for the scaffolding on that basis but it does depend how busy the scaffolding company is atm and how much biz the roofer puts their way.

    So I would agree second looks much better but I'd get a third price too for comparison.

  • Well - we have told the original company (£5500) that we don't want to proceed with them and they are now doing the hard sell on us along the lines of certain, unsavoury double glazing companies. Amazingly, they can drop the price, just like that. So I no longer trust them and don't want them anywhere near my house let alone on the roof.

    I am soooo glad we are not going to use them - but if they carry on I may report them to rogue traders for harassment.

  • do you know what is leaking on your roof ?, have the tiles lost their "waterproofness" if so why are they being re-used ?, if the only leak you have is around the chimney then why are you just not getting that fixed ?, felt under tiles is a belt & brace thing it's the tiles that stop the water getting in not the felt, i think you need to start asking a few more questions.

    Hi there - some of the tiles are frost shattered, they are clay pantiles. The second quote we have had can source reclaimed ones to just replace the damaged ones. However, we may still go down the complete new tile route, although it will make our house look odd compared to the others in the village.

    There are a couple of broken tiles which is letting the water through a lot and then there is a couple of holes in the felt letting it into the roof.

    I think you should look on it this way, they will have to do the same soon. Plus there are some pretty good repro alternatives that should not look out of place.
    Do yours 1st and you have a better roof with no worries for years to come, for less than they will pay later. :money:

    Have just had the original 'hard-sell' company on again. They have now dropped the price to £4500 - although they say it will mean them doing it at cost price! Obviously they must have liked us a lot to do work for us for nothing ;)

    I actually told them on the phone yesterday that the main reason I wasn't going to use them was because of their hard-sell approach - they have since tried to phone me 5 more times!! They have as much chance of getting near my roof as a I do of becoming president!

    Does the quote specify whether the scaffold includes a 'tin lid'? As roofers will down tools if it rains (for safety obv.) bad weather could delay your works considerably. We paid extra for the lid when we did our roof and when it snowed and rained they carried on working.

    I hate companies that keep dropping the quote for your custom. Why don't they just give you the best price in the first place.

    Sign of cowboy's IMHO. some very well known DG companies do exactly this.
