Am I right to be annoyed by the lack of help from my solicitor???
We are selling a small terraced property to an investor (cash buyer and really good offer!), he has a tennant lined up (family member).
We accepted the offer back in early March but there has been a delay as the buyer wanted us to extend the leasehold on the property which was completed over 2 weeks ago.
As our present house relocation is dependant upon this sale when I signed the lease papers I made it clear to the solicitor that I needed a quick completion/exchange after the issue was resolved and asked if there were any issues outstanding- she said that she would check but didn't think so.
Since then my husband and I have TRIED to get her pinned down to a date for exchange/completion but failed- she and the estate agent say that the buyer wants a swift completion but no one but us seems to be sensing any need for urgency.
Last week the excuse was that the buyers solicitor was on holiday now my solicitor is on hols until Thurs- we are getting messages from the people buying our family house and the people we are buying from wanting a date for exchange but we can't -:mad::mad::mad::mad::mad::mad::mad:
The solicitor does not seem to have been proactive at all in her work- the lease extension was completed in 'decent time' after my husband engaged with the council and saw through the process... she has not rung or emailed with updates without us prompting her... I am at my wits end and not sure what to do...
yes I know I'm just going to have to sit tight/ hope for the best but prepare for the worst-- but aaaaaaahhhhhhhhhh why is house buying so stressful???:mad::mad::mad::mad::mad::mad:

Sorry things are dragging for you. We are in a similar position with regards to being asked to extend the lease on a house. Can I ask how many years you had left on yours please. We have 77 yrs, but I want this figure checking as I'm not convinced it's correct ( I think we should have more). I'm also concerned how long it will take to complete the lease extension if we do have to go ahead with it.

Nightmare eh? We had 99 years left on the lease so we were really surprised when it created an issue. We have bought the 999 year lease from the local council (the buyer would accept nothing less!) at a cost of £650 and its taken approx 3 months- good luck0 -
Thanks for that. I too am really surprised that 99 Years was an issue. We're currently waiting for the figures to come through, although in our case a property company bought the lease off the builders, so I'm not sure what the figure will be like that they come back with. This particular property company seems to be well known for extortionate admin fees etc, so we're fearing the worst.

In a sale, once the vendor's solicitor has issued the draft contract and answered any enquiries, there isn't a lot more they can do until the purchaser's solicitor has all their paperwork in place and puts forward a completion date for your consideration.
Until the completion date is agreed, there can't be an exchange. If there are other sales and purchases involved and these have to be simultaneous, their target completion dates have to be taken into account.
You are likely to be waiting for your purchaser's solicitor, not yours.I am a mortgage broker.
