EPC and floor plan

Hi,
Just in the process of buying my first property, and had an offer accepted. I've seen the EPC and it says that the square footage is 59, but the estate agent said it was over 66. I know this shouldnt bother me too much (as long as it feels the right size the figure shouldn't matter I suppose) but it really does!! In cases like this, who is normally more accurate?

I think I would tend to go with the EPC figure as I know ea's only ever have estimated figures and often room sizes quoted by them are larger than they actually are.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Anoth agency was renting the flat directly above (with an identical layout) and listed it as 70sq metres, which is a massive difference! How can three measurement vary so much?0

They all use electronic measures: hold the gadget against one wall and bounce the laser off the opposit wall.
1) if you just do this for each room, you ignore the wall in between
2) if the room has built in cupboards, these might be ignored
3) if there is a chimney breast and measurement is from that, it ignores the area each side
4) if you measure the extenal walls (frnt to back) you'll be including the thickness of the walls
5) if you are a dodo, you'll copy down the wrong read-out!
So many reasons why the measurements could vary! Which to believe? None of them. If it matters to you, measure it yourself!0
