Another bedroom or larger bathroom?

Hi,

A previous owner of my house converted a bedroom into a bathroom and turned the old small bathroom into utility room. The house is now only 2 bedrooms and I'd like to add another as I'm looking to eventually rent the house or sell it and another bedroom will help.

So I'm wondering, if I do convert the bathroom to a bedroom and then convert the utility room back to a bathroom, do you think it will be worth it? Will another bedroom outweigh having a smaller bathroom? From what I can tell it'll cost 4-5k to do.

    I live in an area of Victorian terraced houses. They all originally had three bedrooms. Some people extended downstairs at the back to incorporate a bathroom so they still have 3 bedrooms. Some people turned the 3rd bedroom into a bathroom, and then obviously only had 2 bedrooms. On average the 3 beds sell for between £10,000 and £14,000 more than the 2 beds. Do the maths.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Depending on room size, in my area an extra bedroom can add anywhere from £15k to £25k on the price of a comparable 2 bedroom house.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Is the lounge and kitchen big enough for a 3-bed house - especially once the utility room is lost?

    Thanks, sounds like it may work. Yes fortunately I have a large galley kitchen and reasonably sized lounge plus a separate dining room, so should be enough space for 3 bedrooms. It'll make the new bathroom 8'8" x 4'10", think that will be big enough?

    Possibly - it'll need very carefull planning. You might want to look at tapered/spacesaving baths.
