Granny Annex

I do not know if this is the right place for this but I would like some advice if anyone can help me (or maybe tell me to move this post!)
My mother and I are looking at houses with potential to extend to build a 1 bed granny annex. We are looking at houses around the 250k mark.
Realistically we will only have 40k for this project and I wondered if this is enough tbh. We have found a house that is the only one in the road that has not been extended to the side (think that means we probably would get planning ) - planning has previously been agreed for a single story extension.
I know the details are limited but some advice would be great on how to get a general idea on these ideas? Thanks in advance
