Most accurate house valuation website?

Hey I'm in the process of buying my first home. Just to make sure I'm not ripping myself off I'm checking different valuation websites. The problem is the valuations vary quite a lot. Which websites are the best/most accurate to use? So far I've used Zoopla and Findaproperty. Apologies if this has been asked before.

    Ignore the 'valuations' from websites and Estate Agents.

    Do your own homework on the SELLING prices and the current state of the market in the area you're looking.

    Don't believe that just any so-called 'improvements' made by the vendors intrinsically add any value either.

    It's a big commitment so make sure you are not talked into paying more that you believe is fair.
    Do not be afraid to offer less than what is being asked, remember you aren't buying a house as a favour to the Vendor or EA.

    Sites like Zoopla have their own valuation tool, problem is its only an estimate and a wild one at that. Best thing to do is research sold prices from land registry, available on rightmove, zoopla or FAP.

    Ultimately of all the research you can do, it can count for nothing, as every vendor will have their own expectation of what their homes are worth.

    From my own research into buying, these sites seem to be in descending order of valuation: Zoopla, Nationwide, Halifax. However a friend is getting his house valued and the EA is suggesting much lower than even the Halifax.
  • The value is only the price at something will sell at, not what price an unrealistic seller attaches to it.

    Sold prices are your friend when it comes to understanding how much value houses really have.
