How much to offer?

Hi in most case of how much to offer, i've read from 10% lower than the guide price. However, where the guide price has a range.
for example 140000-160000. How much would you be expected to offer? Can we offer 10% lower than the lower ranger?

    Of course you can. Offer what you think its worth (after checking sold prices in your area)

    The agents keep saying mostly in the middle or higher end, but i guess, thats up to the sold prices in the area and the condition of the house is it?

    Take what the agent says with a pinch of salt.
    You need to do your research then offer whats its worth to YOU!
    If a house is on at £140/£160, Most buyers will be offering lower that £140 unless its a bargain (unlikely)

    depends what the house is worth, i've got a house opposite me up for £340k when other 3 beds just down the road change hands for between £270-280k. if you get the house for say £300k doesnt mean your getting a bargain.

    people factor in the price they will accept into the asking price, simple.

    come up with a value yourself (look at sale prices and condition of other similar properties in the area) and base your offer on that.
