when ending a tenacy when is your last rent payment

Hi,
I am currently writing a letter to end my tenacny and was wondering when my last payment would be as our first months rent was for free.
Our rent gets paid by standing order normally leaving the bank about the 25th of the month in order to be in their account for the first of each month.
I have stipulated in my letter that our notice is from the 1st of August with us leaving on the 31st August, should I mention that this months payment would be the last or will ot be next months.

Does your tenancy run from the 1st to the 31st?
If so, yes, the money you pay on July 25th will be your last months rent as rent is paid in advance 99% of the time!0 -
Hi, thanks for the reply we moved in on the 1st sept 2009 so yes our tenacy runs 31st to the 1st. I thought this months would be the last i just didnt want to owe any one anything.0

You should be absolutely fine. I assume when you first moved in you paid a months rent before you moved in? (or on the day)0 -
I think it largely depends on what your tenancy agreement says. Did you pay a deposit before moving in? The tenancy agreement ought to mention whether your monthly payments are made in advance or arrears.
If the first month was "free", it may be that your last payment will be 31 August. Are you able to contact the landlord? That's the best bet. If you are having trouble, your best next port of call is probably the CAB - but it would help them to help you best if you had a copy of your tenancy agreement.

But if there just happens to be some mistake (VERY unlikely, given what you say) then the parties concerned will probably be understanding - things can occasionally become a little muddled at the beginnings/ends of such contracts and it's unlikely that the hounds will be unleashed upon you as a first resort.

I wasnt completely sure as I thought they might want their 'free' month back, ill ring the letting agency on monday and just ask them, i was going to put in my letter about this being the last payment.0 -

You only paid a deposit? So you didnt pay for September upfront, but in arrears?
With that info it does look like you pay your rent in arrears (unusual!) so yes you will probably need to pay on August 25th also. Unless of course you were given 'one month free' and have it in writing.0 -
yes i only paid a deposist as the first month was 'free', i think the landlord just wanted someone in this apartment was also prices £45 less per month than the other 11 that are here.
Thats why i was unsure as technically it should be the last month but in order to recoup their loss at the beginning they may want it back at the end. Hopefully they wont and it actually was 'free' i think its best if i ring and ask them.

Well to me if you pay in August then that first month wasnt free at all!
Free is free to me, so I would still say you pay on July 25th and thats it...
Personally I would just write your notice letter and do not mention anything about rent. Let them do the leg work and tell you what they feel you owe, and if you disagree you can always respond0 -

If that is the case, then you were paying rent in arrears, not in advance.
So you need to pay your final month's rent on the day your tenancy ends and you leave.
This is unusual, but possible,0
