Any ideas to increase viewings

Hi All,

We put our house on the market about 6 weeks ago, and in that time we have had only two viewings. Link below:

It started out at 150k, which we felt was too high so we swiftly reduced to 140k which seems comparable with the area. Given that we are reasonably close to the SD threshold, we have agreed to pay it, plus legal fees for a buyer as I remember how finding the few thousand for those things up front was tricky.

Any critical feedback would be appreciated. Perhaps the area is just very slow as it is rural west Yorkshire.

We are under no pressure to move, as we only want to move as little a distance as possible, but equally I am not keen to have a property stagnant on the market for ages like so many round here, so we ae anything but passive vendors.

    Very nicely presented. Looks clean tidy, and well maintained. Kitchen units are lovely.

    A couple of things occurred to me. The first is the bright pink in your daughters bedroom. It could do with toning down. To maximize interest you need to appeal to as many as possible. You maybe deterring those with boys or those (like me) who hate pink! Now buyers can always paint over it, but it would be easier if they didn't have to.

    I think what is letting the property down is the living room. The stairs seem to dominate and it is difficult to get an idea of the space. There appears to be restricted height too - do you clonk your head on the ceiling beams when you get up from the sofa? Would it be practical to swap round the master bedroom and living room? Although you would need to get rid of the blue in the MB if you did this. How are these properties usually laid out? Is there space to make a living area in the kitchen/diner so that you have a multi purpose family room on the ground floor which is practical for families? Just a few thoughts.

    The only other thing I can think of is to get the photos taken on a sunny day. The photos are good but everything looks a bit dull. Could really do with a nice sunny outside space with some pretty flowers.

  • Slightly off the point, but you won't be able to pay your buyers' stamp duty - their solicitor would be obliged to tell their mortgage lender, who won't accept it as it is, effectively, a vendor gifted deposit.

    Looks well kept, but I'm not understanding the layout. Have you got a flying freehold? How come the first floor is so much larger than the ground floor?

    Was it this odd set-up of lounge on the top floor when you bought it, or did you do this? If it was like it when you bought it, what was the attraction of this arrangement. Is it common in your area?

    I can only see the appeal to a VERY limited market of having a height restricted lounge two floors away from the kitchen. I certainly wouldn't want to have to arrange my furniture around the stairwell.

    It will sell at a price, obviously, but I think you'd have a better chance moving the lounge to first floor and changing the top floor into a bedroom. Even then, it's still a bit of an odd layout!

    I think internally it looks beautiful - very well presented indeed. However, I personally don't like the outside - it looks very grey and dull.

    Is there room for off-road parking to the side? If not, it looks like parking may be a bit of a problem.

    I agree that it would be better to have the lounge on the 1st floor and the master bedroom on the 2nd.

    The kitchen and bathroom in particular are really nice and I absolutely love the original fireplaces :j

    Also I would remove photo's 3 and 10 as all they do is emphasise how much space the stairs take in the living room.

    Yeah I know, it is how we bought it and it is laid out like that to take advantage of the views across the Holme Valley - starts whistling last of the summer wine.

    We know it is a marmite house though.

    Yes this puzzled me too - where is the rest of the ground floor?:o
