indemnity policy????help!!

Hi,
I wonder if anyone can help me!

i have recently sold my house.Everything was going fine until today.

The solicitors has been intouch and said that some part of the deeds was missing and that i needed to take out an insurance policy to cover this. It will be £120.

Then she asked about certificates and guarantees for the windows, roof and building works (eg,we moved a door). I havnt got any certificates or paperwork for these so she says i need another policy to cover that aswell. Though i can get a better price if i take it all out as 1 policy.

I asked if i HAVE to pay this or not. She said the buyers lender is insisting!
I never got guarantees or was told about any missing documents in the deeds when i bought the house.

So am i to assume that i will have to pay for this policy?

Heres me thinking everything was running smoothly lol :rolleyes:

    It sounds like you do, yes. Many sales seem to involve indemnity policies these days. When did you carry out the works on the door/windows? I'm assuming it's fairly recent?

    tbh, it won't add much to the cost of the policy regarding the deeds and once you pay up the problem goes away. Not the correct attitude for me to have probably, but it's probably going to be cheaper than trying to obtain Building Regs and/or certificates. :confused:

    the works on the door was in 2004 and the windows ect were before we bought the house.

    like you say i think i will just be better off paying it rather than start playing about and risking the sale.

    £120 to cover missing deeds sounds like a good price to me.

    Who handled your original purchase? If it's the same solr as you're using to sell, then you could embarrass them into paying the indemnity, as they should have picked up something as fundamental as partially missing deeds when they did the original purchase.
