how much extra for a conservatory?

I'd be very grateful for any advise. Newbuild 3.5 yrs old has a conservatory. next door sold 3 months ago for 25K less than this house - no conservatory. how much extra would you pay for a conservatory?

    Depends on the size of the conservatory.. A nice 4mx4m (ish) cost around 10-12k to fit.. For 25k I would say it better be a pretty big conservatory. :)

    looks like a standard size one. had offered 8K more but the EA's argument is it has a conservatory so deserves a lot more. will have to hold out and see what they say then.

    Not sure this helps but in my estate (2.5 years old) houses with conservatories fetch about £10k more than those without (same model). Doesn't seem to matter what size the conservatory is.

    Don't think they add any value at all.

    If you're buying a house with a conservatory, check carefully for disputes with neighbours about it. They are a regular source of disputes...
