First Time Buyer - Wants to buy Flat currently renting!

I live in a rental flat, and our landlady asked us several months ago how long we intended on staying, as she's planning on selling the flat once we leave.
My man has just secured a well paying job, which would allow us to afford a substantial mortgage, and as our flat is relatively run down, I think it'd be an ideal opportunity for us.
How do I go about approaching our current landlady about selling, without giving her the idea that she wants to boot us out and do it herself? We'd like to pay £180k (London) but flats in the block have gone for up to £205k recently. Ours is scruffy though. I believe she paid £150k 4 years ago, and I get the impression that she doens't know much about property.

My brother has just sold his house to the tennants in his neighbours house. He had some valuations done and i think he knocked off a couple of grand as he wasn't involving an EA so didnt have their fees. The neighbours were happy with the price so all parties happy.0
