Leasehold flat sale.Advice needed.

"I am currently in the process of selling a leasehold flat built by a group called the "The Croft Group." The Management company is called Beaverstone Ltd. My buyers solicitor has raised enquiries and they have been sent by my solicitor to Beaverstone, c/o the Croft Group. I have now received an invoice from the croft group (acting for Beaverstone) for a sum of £275 plus VAT totalling £323 for replying to the enquiries. My question is this.............how can they justify charging such an amount ( I am currently composing a letter to them requesting this) and legally how can they charge this without first advising either myself or my solicitor of the cost involved? Any advice greatfully received."

They can't possibly justify these fees.
However, if you don't pay them, you don't get the information you need and your buyer won't exchange contracts. So the reality is that they never have to justify them.
It's blackmail pure and simple and Beaverstone and plenty of managing agents like them know exactly what they are doing. If you want to sell you are going to have to pay the fees demanded.
