Stale Rightmove listing

Our house has been on the market 3 months now, and the photos were recently redone on Rightmove and Zoopla. We also went for a small price drop, in the belief the listing would reappear in searches only looking at recent property listings.

When we do property our own searches, it is common for properties to pop up in our "last 3 days" searches that have been on the market for some while, but recently had their price changed. But this has not happened to our listing, it still only ever shows up in "Any time" searches.

When we do our own searches, we are sometimes interested in properties that were priced too high before, or we simply find that with a second prompting - some weeks or months on - our criteria have changed a bit since we first saw them. It therefore feels important to us that prospective buyers get to see our property a second time.

Does anyone know why our property listing has not "refreshed" like other ones seem to?

    No idea, price drops do seem to show up on RM, as a change in last 24 hours, etc. I had thought that this would happen in all cases, but clearly not.

    Why don't you ask your EA?

    I would be interested in their response :)

    GL with your sale and don't forget to check your AP against recent comparable 'sold' prices in your area via nethouseprices, mouseprice or the like.

    In order for a price drop to register as an update to a property, and therefore to appear in an alert, it needs to be over a certain percentage. This is to protect against agents changing their prices by an insignificant amount to get regular promotion on alerts. Your agent will know this percentage or can find out from Rightmove, who don't hide this information. If they advised you on the price drop they should have factored that into the decision too, so I'd have a chat with them.

    EA as surprised as me, but I don't think they understand anything about percentage issues. Finding the right contact for Rightmove for joe public not easy, but I did post them a message through their feedback link as a Tech Support question - but no help/support from them! It would be very useful to know what that percentage is though. EA said they were going to ask their head office, but nothing from there yet either.

    I don't know if this is sneaky or not, but from experience I see that when the change is very small (eg. from £119K to £117K), the telephone number appears to change. Maybe this is a way of forcing an alert out?

    For example:

    • Agents Telephone changed: from '08433156347' to '01782606998'
    • Price changed: £122,950 Offers in Excess of £119,000
