I think GM means with your permission (as oposed to what's on your tenancy agreement)?
Basically if she's a co-owner/landlord then she can only really gain access if there is an emergency fire, theft, flood etc etc. Apart from that she can only gain access if you cooperate. If you wish not to let her in then that's fine (although obviously it depends on what the purpose of her visit is and whether you are feeling reasonable or not).
If she's not currently a co-owner/landlord of your property then she is merely a visitor and has no rights of access whatsoever (unles you wish to invite her in).
If you were going to be her tenants for a period of time I could understand her wanting a brief inspection to acquiant herself with the property, repair issues and to meet you but with it only being a few weeks I can't see that there is going to be anything urgent that she needs to visit for (apart from the checkout inventory but if there is no opening inventory it would be a bit pointless really as she can't prove any deductions anyway). dfMaking my money go further with MSE :j

I am making an assumption that she is asking if you have a gas safety certificate, as she doesn't know when the previous one expires and therefore when she needs to re-certify. Tell her it has expired. It should be done every 12 months and she should get it done as a matter of urgency. Naughty ex-husband for not seeing to that!!What matters most is how well you walk through the fire0

Also regarding the gas certificate, by the way I'm which she asked for it, it sounded as though she only wanted to check if we had it or not so that if we didn't she could try and get her ex in trouble?
We do or perhaps did have it, I know we had a copy at one point however it's whereabouts to me at the moment is unknown, is it my responsibility to keep it safe? It would be over 18 months old now should that make any difference.
If it's definitely more than 12 months since you last had a gas inspection, then there won't be a current certificate as they have to be re-done every 12 months.
Just tell her that you think it's 18 months since one was issued and that you don't think you have a current one. Legally the LL should retain the certificates for 2 years, not 1, so the current LL will be able to provide them to her ...0 -
Idea of bills helps new tenants work out how much to set up DD to pay gas/elec.
It's more likely a mistaken attempt by the LL to interfere with the final payments to the utility company which would be due from the current T
Current T should merely pass on final meter readings ( both to LL and utility company) and confirm to the LL which utiltiy company the accounts are with,0
