They run a rent guaranatee insurance scheme so are likely to be pretty vigilant. But it's not about who carries out the referencing but what that referencing will reveal. Fully expect to be strong-armed to take out their "tenants insurance" as a condition of the tenancy.

Still, the final decision about a tenant's suitability is the landlord's

cally- Let Alliance offer LLs 2 levels of check- they say that the baisc one can be turned around within a few hours and the other, more in depth one, within the day.

If they stick to that timeframe then any further delays are likely to be down to the LA and the LL taking time to discuss the results.

Spoke to them this morning they have all they need for me to pass by to EA, But are being held up by fella and guarantor's workplace HR dept as they need them to fax the reference form bk then it can all be passed t EA!! As far as i know LL is very easy going they know we can afford it so don't see why they'd turn us down!! (well fingers crossed anyway!!) So i am going to give it an hour n ring Let Alliance if they haven't had these forms bk going to get BF and Guarantor to ring workplace's and chase!
