Is your tenant playing you? Yes, I would say that they most definitely are.
Don't get dragged into all of the tiny details. If this was a one-off I'd be willing to be a tiny bit understanding. After months of being mucked about I'd just get shot of them0 -
What referencing was done on the T by you/the LA?
Do you know whether the T is claiming LHA/HB?
Have you/the LA scheme registered the tenancy deposit AND can you show that the T has been given the scheme's prescribed information ? ( If not then any s21 will be invalidated)
I would get the LA to send a clear Rent Statement to the T, giving her, say, 5 days in which to bring her payments up to date ( copy should be kept by you) No response then valid s21 would be next step
You may want to consider agreeing to fortnightly rent payments rather than have the risk of the T continuing to fail to manage her budget for the rest of the tenancy.

You need to let her know her home is at risk if she does not pay the rent on time. Only then will she make paying the rent her number one priority.
Of course be sympathetic and supportive where you can, but avoid getting drawn into a tenant's problems. It is all too easy to be seen as a soft touch.

The warning bells would have been ringing when she asked for a rent reduction before she had moved in. No matter how nice / genuine she appeared, I would not have let to her.0

yes I am the guy who is in the forces, we spent quite a few weeks searching for a decent tenant, this one passed all the LA vetting stuff and has a guarantor too.
The deposit is lodged with the correct scheme.
The LA has sent the tenant 2 letters asking her for payment and reminding her about the tenancy agreement that she signed and agrred to abide to.
they have said the next letter will be sent tomorrow and then they will contact the guarantor for payment.
totally fed up with the whole rental thing now. 2 lots of tenants and both playing around.#
If i could sell the house for what I needed to clear the mortgage then I would

The T claims that it was then bounced back to her own a/c on the 4th but according to the OP she hasn't bothered to rectify the matter and to make payment as at yesterday's date0 -

So anyone who tries for a rent reduction will definitely turn out to be a wong 'un? Given that some LLs/LAs deliberately advertise a pcm fig that is over what they would actually accept I don't think I'd use that on its own as a marker.
Yep totally agree with that. It's not an accurate indication at all.
I've rented many places and have got in the habit of ALWAYS making an offer lower than the advertised rent. Often the landlord / letting agent has priced it above what they really want.0
