Furnished Rented House - What should be provided?

If the LL fails to provide basic equipment , then the LL will get back a dump ... without much of a leg to stand on when he complains.
Any responsible LL letting to students will understand this.Under no circumstances may any part of my postings be used, quoted, repeated, transferred or published by any third party in ANY medium outside of this website without express written permission. Thank you.0 -
When your son is in Hampshire he can get a mop and bu let for £3 from pundstretchers. You can get a vacuum from Tesco for £25. So between them thats £7 each. I know students don't have much money, but £7 won't put them into bankruptcy. And then just leave the items there u less you are really worried about a mop and bucket. And Dannyboy is right. Stop mollycoddling your son and let him get on with his life.
It's fitting the stuff in my car and getting them back home afterwards that's the pain. I bet you wouldn't buy stuff and leave it there.
In fact, I know you wouldn't.

Being as I've had to front the deposit (what with him being a student and all that) it's in my interests too to make sure the place is left clean. If it was his deposit money I wouldn't be so bothered.
Last year's house had a hoover and cleaning stuff and (shock horror) a television.
I just wouldn't have been able to fit all the stuff in the car if I'd had to take it all there. Most of the houses, in fact scrub that, all of the other houses we viewed had tellies and hoovers and stuff it's just that this one is being newly renovated so I figured he should ask."If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0 -
A mop and bucket, really? As someone has said, these can be purchased for a few pounds from any supermarket. I wouldn't expect these to be present. A hoover, maybe but I wouldn't think I would be within my rights to demand one if there wasn't one there.
Your son and his housemates are no longer children. It isn't the LL's job to proved them with the tools to keep the place clean. It should be a given that they will do that anyway.
As for a TV...... A TV is a luxury item and I have never had one provided by a LL. Transporting a TV 130 miles isn't a big deal these days. TVs are pretty slimline and lightweight.
IMO you woun't be unreasonable to request a hoover form the LL, but if he says no, don't push it. Buy a second hand locally, one from Gumtree. I', sure the cost of a second hand one divided by the number of housemates will be pretty insiginifcant.....0 -
Likely that the LL has provided some of these items in the past, and they have been used and abused so he has chosen not to let this happen again.
Vacuum cleaners need to be regularly emptied and filters cleaned otherwise they won't last long. LL probably gets fed up with calls that the "vacuum cleaner won't work" only to find it is totally bunged up and not maintained by the tenants.
TV's are a personal choice and even non-student properties would not often have them provided.
Mop and bucket is a bit tight, but do you think students would ever use them even if provided?0 -
OK, I'll have to work out whether it's cheaper to do two trips in my car or hire a van and do one trip.
One thing's for sure though, I won't be buying any kit and leaving it for the landlord afterwards."If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0 -

Are you sure the stuff in the other properties didn't belong to current tenants, or left behind by previous tenants? I *might* expect a hoover to be provided in a furnished property, but certainly not a TV.
As for transporting the things, you can always sell it or put it on freecycle etc at the end of the year. I don't know why you're making such an issue out of it.0 -

No, all the houses were empty.
I've never rented a flat/house so I'm not making an issue, just comparing with what was in the student house last year and the halls the first year. It was a genuine question.
I hope I never have to rent a place it sounds like a minefield."If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0 -
The Deposit Schemes won't let Ts off returning a property in the same condition as when let, save for FW&T, just because the LL hadn't provided a mop and bucket or a vaccum cleaner. If the LL fails to provide basic equipment , then the LL will get back a dump ... without much of a leg to stand on when he complains..
Any bucket provided by the LL is more likely to be used as a beer cooler than as a recipient of flash floor cleaner
As for LLs providing a TV - nope, [edit:wouldn't] do it, ever, for any type of T
Bear in mind that some students will be on a v tight budget and won't want to be obliged to fork out for their share of the TV licence for a telly in the communal area.
Most LLs prefer to limit the number of electrical items supplied under the tenancy but some will provide a vacuum.
Pimento - they can buy the stuff locally and flog it on at the end of their tenancy if its still in reasonable nick.0 -
Most of my student rentals had no vacuum cleaner. I don't think any had a TV. I'm not that old - but is providing TV etc. a new trend? I'm not sure I'd want that, to be honest: I'd like the choice of whether to splash out on a really good quality TV, buy a cheap secondhand one for £50 or watch on my laptop... The one place I had a hoover, it was rubbish IIRC - at the next place, a secondhand Dyson did a much better job.
There's no obligation for the landlord to provide any of this stuff. There is an expectation that the tenant to return the place in the condition it was in when they moved in (minus wear and tear) or risk their deposit. When deciding whether to rent the place, it's for the tenants to work out whether the rent is worth it for the quality of the property and anything else that comes with it.0
