    Just read through this thread and you seem to be doing well - I'd only add the old cliche "every phone call costs £10,000" to keep the agent on the back foot you should really let him call you and be a bit elusive, it always helps to keep looking and try to convince yourselves the place you're looking at has loads of flaws - those windows are practically falling out aren't they...
  • Hi the £206k was put forward, the vendor and husband discussed at great length this afternoon. At 1700hrs the EA rang to say the lowest they can go is £206500 incl F&F.
    At 17:55hrs (5mins before EA closed) I went in to the EA office and said YES we'll go with the £206500 only with F&F. Our offer was accepted straightaway!!!!!

    So that's the end of my lengthy negotiation but I definitely think that because I went into the EA earlier this week armed with all my information about sold properties in 2006 in same area etc, pushed I was in strong position and ready to go plus all the other 10000 reasons why I could not justify paying to close to the asking price that I was able to get the vendor to put their cards on the table and reduce instantly to £207k.


    THIS IS ONLY DOWN TO THE RESEARCH AND QUESTIONS I HAVE ASKED VIA THIS CHAT FORUM. A HUGE THANKYOU TO ALL WHO HAVE FOLLOWED MY THREAD AND GAVE ME VERY USEFUL ADVICE.

  • Congratulations! It sounds like you negotiated really well! I hope everything goes smoothly for you. If you can, try to move out of your rented property a few days after you've completed - that way, you've got time to go round to the new place and do a thorough clean once you've got the keys, and also time after you've moved to clean the rented place so you get all your deposit back!

  • Yes I shall keep you posted and lets hope I shall be reporting that everything is going smoothly and no problems or difficulties.

    I don't wish to tempt fate but I've never had any problems in the past when I bought a house so hopefully I won't this time either.

    TOUCH WOOD, FINGERS CROSSED, etc etc LOL!!!!

  • I'd just like to also say that due to doing all my research on MSE I have used London & Country and they found me great mortgage deal with Abbey National. The customer service is exceptionally good (so far!).

    I would highly recommend them to anyone who is thinking of getting a mortgage.
