All work changing the external envelope even re rendering or changing the tiles on the roof now needs permission and should be done by a competent person or checked out by the local council.
Alternatively hope nobody notices/complains and claim it was done "years ago" when you come to sell.
I was told that incorporating a wood burner would actually worsen the house's Energy Performance Certificate unless it was a sealed flue one. The chimney is yet another item piercing the envelope and messing up the "build tight ventilate right" modern building code.0 -

Councils tend to take a very dim view on people who dont go about planning and building regs the right way, it'll also be a bloody big problem when the op ever decides to move house without proper paperwork.You may click thanks if you found my advice useful0 -
Has any one heard any more about the proposal to link the need to obtain building regs approval to the governments need to upgrade the "sustainability" of the UK housing stock.
IE householder applies for regulations approval to build rooms in the roof and gets told "not before you have replaced the boiler and cavity filled the walls......................."
The Daily Mail belatedly picked up on this about three months ago, but I have heard nothing since?!?.0 -
