Hello,
I require repairs to crumbling sandstone around the outside of my windows of my flat. I have instructed the factor to retrieve quotes and they have instructed that all owners would need to agree to the repairs and pay 1/8th for this to go through.
These repairs really need to be completed, is there anyway I can force these through? I know there must be some way as I have had previous bills from the factor for my 1/8th share for repairing roof tiles etc, which I had not previously agreed to(which was a large bill, my 1/8th share was around 200 pounds). I am concerned they will just ignore the notice to agree to this & it will never be completed.

Normally only communal repairs are covered - roofs and stairwells etc. I'd check your deeds to see what is covered and what isn't.
If its communal and people dont agree then you used to be able to get the council to do it and bill everyone separately. This was more expensive overall but reduced the burden on the individual organising it.0 -
The fabric of the building is usually a common repair, but this can vary. Check your deeds.
If you feel it needs to be forced, you can apply to the council to see if they think it warrants a statutory notice (google it), but this may make you unpopular with the other residents - and something limited in scope like this may not warrant a notice - they're usually issued for urgent large-scale matters....0
