How long have you been looking for a property?

Was this really the only property you were prepared to consider?

Frankly, given Connells' attitude and attempt to get one over on you, I'd be considering looking for alternative properties not with them.

I recently sold my house with Connells Central Milton Keynes. It was on the market for £135000, I had an offer for £128000 early Feb 2012. I told the estate agent that I would take no lower than £130000. They came back to me with £129000. I said no. £129500 is the very least.

I then had another call. £129000 is all he can get a mortgage for, and he is using Connells mortgage service, so they know that £129000 has been agreed in priciple. I said NO. He then said 'I may be able to reduce the fee we are charging, are you ok to hold while I find out?'. So I held! I was then told that the fee would go down from £2900 to £2500+v. Not the whole £500 difference, but as near as he could agree to. I agreed, and asked for it in writing.

So, I had the offer first weekend in Feb 2012. The completion date was 15 June - 17 weeks!!!!

Connells only contacted the buyer when I chased them to.

Connells even tried to get me to make repairs to the house, even though at the time of offer it was stipulated that for that price no further decoration would be carried out and the house was 'sold as seen'.

Imagine how I felt when I got the statement from the solicitor stating that Connells had been paid £2900+vat and not the £2500+vat agreed.

I have been in conversation with Charles at Connells since the date I received the letter, requesting that they refund £400+vat.

Apparently it would appear that all members of Connells in the central Milton Keynes branch have a severe bout of memory loss. Nobody - not even the agent who took the offer from the buyer can remember such a conversation.

For the amount of work they did not do, and the lack of communication to me throughout the 17 weeks regarding the time it was taking, and the apparent memory loss, £2900+vat is easy money!

Did I really read this right; they tell you they are offering free legal fees but then deduct a grand from whatever you offer the seller to pay for them?

Did the solicitor ask you if he could pay the £2900? If not then he shouldn't have done so without your authority.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

The first I knew of what was paid to Connells was the solicitors statement. When I telephoned them I was told that was the agreed price. I did tell them of the conversation I had with Connells in Febuary, but she did not put it on record as she was waiting for me to send her the confirmation from Connells!
