Buyers want to be in before 4th May!

Hi all

Well we accepted an offer on our property on Saturday 17th March. Our purchasers want to complete before 4th May, they are selling to FTB who is currently in rented (guess this is the reason for date probably due to their tenancy agreement ending). We have no problem with this date (sooner the better:D ) as we are moving into my Mums property that is currently empty.

This is my diary if you like (to stop me going crazy - well thats the plan anyway;) )

Our buyers are using the Birmingham & Midshires Building Society, has anyone had any experience of these regarding time taken for surveys and mortgage offers etc.

We have had our SAF but nothing else to date, we have already completed the fixtures and fitting list for a previous sale that fell through so I guess this will be used again???

Am hoping survey is arranged soon as dont think anything else will really start until that is done - so do you think it is do-able???

Not sure if anyone is interested in this thread but its more for me to vent rather than store it all in my head as i am a bit of a stress-head:o

    LOL! Well all down to them to chase if thats the date they want I guess. We can move pretty much anytime.

    We have a BM mortgage and was really quick - broker said it is because they electronically check us so no wasting time sending paper work back and forth. Our mortgage was agreed and survery done in about 3 weeks, just had to wait for the rest of the chain! so could be quick.
    Any spelling mistakes are entirely on purpose to check you're paying attention :p

    Thats good to know. I dont want to start packing until they have had the survey done and we know things are progressing but with 2 littles running round I know it will take me longer than the last time we moved:rolleyes:

    I used BM, and found them very fast also.

    Agree to their timeline for now. You can always amend the dates at exchange, if things are taking longer than expected

    It's a very short timeline shell, especially as you have a 'chain', albeit short.

    The people that do all the work are the solicitors and so they really should be involved in conversations about moving dates. It's all very well that they want to move on the 4th but it's FTBs who have never even been through the conveyancing process before that are dictating? It's a recipe for disappointment, IMO and I suspect that your buyers are going to be in for right time of it!

    It's great for you that you are moving to an empty house, so you can make plans for moving regardless really, but don't be too confident of having the moeny in the bank on 4th May. The average move takes 14 weeks; it's always been more when I've been involved in a chain and always been less without one. You're in the best position of all three of you with no chain above so it's your job to be the calm one!

    Thanks Doozergirl, unfortunatley i dont do calm! The only time I have been was went i went into labour with DD1 - dont know why??

    I know local searches are taking 5 weeks+ at mo and would not have thought they will get them done until survey is back and they are happy with it.

    LOL. My friend insists she was as calm as anything and really enjoyed the experience; her husband begs to differ! I think your mind can play tricks on you.

    I think I did quite well with DD - until I lost it right at the end and had to be told to be quiet! :rotfl:

    Sale off due to our buyers FTB. Tragically the FTB father was killed in an car accident on Monday, her Father was paying her deposit so sale now not progressing.

    Our buyers have their property back on market (as is ours) and they still want it so hopefully things will get back on track soon.

    Guess something like this puts things into perspective, at least we are all alive and well.

    Oh well........
