Income - yes, but I personally wouldn't like to jump into a mortgage with someone I had never previously lived with (I lived with plenty of people throughout my time in uni and even your bestest of mates can be a nightmare to live with!)You were only killing time and it'll kill you right back0 -
Regarding your picture hanging/changing things query, that is not 100% true.
When you rent, your obligation is to return the property in the same condition it was let to you, less fair wear and tear. Hanging pictures and therefore leaving nails or holes in the wall is not wear and tear, and therefore the tenant is obliged to put this damage right before they leave - or LL has a valid claim to repair the damage themselves after the tenancy, and claim from tenants deposit for the priviledge.
Similarly, decorating or changing anything in the property may be possible, provided the tenant gains permission from the LL in advance, and I would ALWAYS insist on this in writing. Whilst a tenant has a valid tenancy agreement, the rental property is their home and within reason they can live how they like. However, when the property is returned to the LL, the tenant must put it back to 100% the same as when the tenancy started, or face deductions! Remember, a LL can charge for professionals to do the work - be it decorating, filling nail holes or cleaning, and chuck the bill at the tenant, whereas the tenant can take their time and do the cleaning/repairs themselves which will be considerably cheaper in the long run!0 -
I just wanted to say a big thankyou to all of you who have helped.
My partner and I have now been living together in our little place since about October time. Everything is going very well - well, we were a little conservative in our gas and electricity bills. And you have to pay for water that goes down the sink?! That was a new one!
But thanks to all of you we were well within budget!
