Geeting a mortgage with husband but having the house under my namee

Hi everyone, any advice would be appreciated
My husband and I are seperating in the near future, had problems for while now. We own a property with collaterol (sp!) of around £150,000, I will be using this money to hopefully buy another smaller house with a smaller mortgage (currently 230,000), I only work part time so we wondered if it was possible to get a mortgage together again but the house just be under my name (ie the deeds)? By the way he is willing to do this, as we have two small children together.

I think there is 1 lender that will do this, they are direct only so you will need to see an Independent Broker and make sure you employ them on an independent basis (ie not whole of market) for them to assess you full case to see if they are likely to take you on.

I think Woolwich may do this, however have you looked into taking the mortgage in your sole name, some lenders will accept maintenance/tax credits etc, which in addition to your part time income, may be sufficient?I am a mortgage adviser.You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. I thought Woolwich changed this and that they will not split mortgage and deeds with one single and one joint names.
Will be very happily corrected though, although not going to call them on a Friday afternoon - will take someones word for it if they are sure...?
I agree though, you may be surprised to have all in sole name!

thanks for your help guys, I will have a ring around, if I have any luck in the future I'll post back and let you know for sure!
I will also have a look into just getting it in my name too, hadnt thought about tax credits etc to be honest,the main reason we are doing this is that it was the cash from my house, before we got together that we put down on our new house, its pretty much the same amount as the house price hasnt really changed much, again my husband is ok with that.0
