GRANNY ANNEX kITCHEN or BATHROOM

:mad:We applied for planning permission to build a Granny Annex for Mum. She is self sufficient at the moment so she wanted a fitted kitchen and shower room.
The local planning authority said they would only allow either a kitchen or a bathroom-NOT BOTH. Asked why, they said when she is no longer we would make more money out of selling it!!!
I was disgusted but said nothing but got on and built it Complete with both services fitted.
We are about to get Building Control out for Final inspection.
Can the Council tell me to rip one or the other out and if so would an appeal work.
Lots of help please!!!
Cheers,
patboyo

I would put in a shower room to satisfy th planners. However while ou are building it I would also put services in for a kitchen (waste, water, power etc). Once it's been signed off by Building Control I would then put in a kitchen(ette). As it only affects the interior of the property, it won't require panning permission.Eat vegetables and fear no creditors, rather than eat duck and hide.0

That is unusual, I've never heard of the planners restricting the provision of either a kitchen or a bathroom in a granny annexe.
What they normally do is impose a conditon that it can only be used as ancillary accommodation for a close family member and cannot be sold or rented out separately.
I would be inclined to do what phill99 suggested unless they've already placed a condition on the approval to prevent that.0 -
Agree with previous posters.
Once signed off an electric oven on hob can replace a wall unit, a microwave can be plugged in and your halfway there.

Can't you remove the appliances, and sink. Blank off the pipework and just say it is storage, possibly removing the doors too temporarily?"If you act like an illiterate man, your learning will never stop... Being uneducated, you have no fear of the future.".....

Can be done0

Depending on the Council, they may charge the annexe a separate Council Tax as it is fully self-contained.
However, the Government are trying to change the law on this to allow family members to use annexes (particularly those which form part of the main residence).
You may have to fight your corner for now, though, as I don't think the changes have actually come into force yet.0 -
Fingers Crossed.
Could the Council insist that I take either the kitchen or bathroom out???0 -
So you applied for planning permission for both - it wasn't granted but you did it anyway. I'm sure the building inspector will be delighted to sign it off.......
Yes they can tell you change whats been done so that it meets their approval.0 -
I thought the Building Control and planning were seperate entities0
