    With your intended method you are revealing your hand too soon in the matter, whether it be gazumping or not, as your seller is still free to market you are setting yourself upto be the fall back plan..

    Whilst the typical method is clearer as you know what your working within, and able to comment that able to proceed were it to be accepted rather than it being more of a 'what if...

    I think you have presented the best reason against, right there, thank you.

    We're certainly hoping to do it the traditional way with a better offer on ours very soon, which would be much preferred. Though I did want to thrash out the pros and cons in case we go on for much longer, and if the other one were to be still on the market, with them more likely to play ball.

    We're looking to buy in a small, specific area, where there has only been one property come on the market we'd be interested in over two or three months. In actual fact, there are precious few houses (at any price) in that location that we would be interested in at all, even if they all went on the market!
