Rough cost estimate of this extension?

Hi. I'm considering a house purchase, it's only 90k and as far as I can see it's mostly sound and could be lived in right now. It's semi-detached and next door is lived in as normal, still, so presumably there are no structural problems with the property. I would need to get this checked out somehow, though.
Anyway, the main issue is that it has no real bathroom - just a toilet. An extnsion is the only solution and it would have to take this sort of form:

The bit of the house that is coming from is a toilet at the moment, measuring 1.78 x 0.97m. I imagine this would need to go out to around 1.78 x 2.5m for an acceptable small bathroom, right?
The house has drainage and water, electrics, etc. The next room along is the kitchen and the sink is in on the near-edge of that room, so hopefully not far to go to plumb in a bathroom sink.
Based on this very basic info, can anyone give me a rough idea of how much it would cost to 1) build that extension and 2) kit it out with a bath or shower, sink, probably a new toilet etc.
2) I can estimate more accurately myself, but worth asking anyway
1) I basicaly have no idea about, so any figures will help. Please state your "source", for example are you a builder, or you've had similar extensions yourself, etc.

If you want it all glass like in the image, then about £10k.

Otherwise for brick and tile, no more than £20k
