    In general terms a small conservatory is not an extension, and does not require planning permission.
    Nor even building regs (not sure on that)

    I should clarify. The covenants state that no alterations can be made externally to the house or outhouse buildings without permission. Planning or no planning unfortunately.

    The main covenant that is now concerning me is this one :

    No building shall be erected on the land and no alteration shall be made to any building now erected or hereafter to be erected thereon without the consent in writing of the council first obtained.


    I have noted that even if the HA now benefit from the covenants the text above specifically states consent in writing from the council... So if we do get planning from them does that mean that we will no longer have to contact the HA?


    This is mind blowing overcomplicated and distressing...
