How much of a problem is this?

Hi
I'm in the process of buying my first home and almost everything is in place, survey is back, mortgage offer signed and returned, searches all back and clear. However my solicitor ( HSBC panel member, Pannones) has queried whether building reg application was submitted before the boiler and windows were replaced a couple of months back. All looks like a professional job and they were not flagged up on the full structural survey. What is the situation if the application wasn't submitted?
I want to complete next Wednesday and I don't know how important this is or if the solicitor is asking stupid questions?
Any advice guys?

Can you search on your local council's website for building regs applications? I know you can in my area, so it may be worth checking to see - if you can find it listed...send it to your solicitor!0

I have just been through the same thing this week!
We managed to get the sellers to bring the council in for retrospective bulding regs, it all happened within a few days so didnt cause any delay. They issued a certificate and we went ahead. I was sure the work was ok, but didnt want it to be an issue when we ever came to sell the house with our new buyers.0 -
If the windows were replaced by a FENSA registered company there is no need for B Reg involvement. The seller should be able to provide you with the FENSA certificates. (NB Assuming you're not in a conservation area, in which case you might need PP).
I don't understand the rules relating to replacement boilers so can't comment on that aspect.0 -
Your solicitor is looking after your interests. There are many threads on here about how solicitors don't get back to people, so be thankful that yours is!0
