Plastering costs for 3 bed semi

Hello there. I'm looking into getting my 3 bed semi reskimmed, but before I get some quotes I want a general idea of how much this should cost so I don't get ripped off. I want all 3 bedrooms reskimmed including the ceilings which are currently artex. 2 double bedrooms approx 4 x 4m and 1 single bedroom which is about 2 x 2m. Having taken the paper off, the plaster seems to be in pretty good shape apart from in one of the double rooms where there are some patches where the plaster has come off the wall so I guess that will need filling before being skimmed? Also the hall, stairs and landing. Again this includes the dreaded artex ceilings! Finally, I want the inside walls on the airing cupboard doing. I live in the North East. I've got roughly 1800 quid tops to spend, if I'm quoted around that will that be about the right price?

    We live at the opposite end of the country so not sure if there would be a regional difference in costs but we paid a very good plasterer £400 to do one large wall which went from our front door, through our lounge up the stairs to the top of our hallway and then to do 2 ceilings which were artex before (one was 10ft x 8ft room and other was our main bedroom with ensuite and built in wardrobe which needed doing too). Took two of them a whole day and they have done a fantastic job. Sure we could of got it cheaper but these 2 came with a good reputation from family who had used them before. Getting them back to do another room when we decorate it later in the year.

    We pay around £130 per day + materials. Typical rates are £150 to £250 per day inclusive. Plasterer's work on a mix basis and can do 2 or three mixes in a day, which would probably be enough for one of your rooms although you don't say how high the ceilings are. You're probably looking at 5 days work, maybe 6, so you should get plenty of change from £1800. As always, get recommendations and get at least 3 quotes.
  • Thanks for the replies. My ceilings aren't overly high, roughly 8 foot. I've been put onto a guy who is apparently the best in our area as he is meticulous with his work and very clean and tidy...therefore he's obviously a tad more expensive. Regarding the spots in the one room where the plaster has come away from the wall, I can feel a relatively large 'bubble' under the plaster that I assume a plaster will knock out, fill over and skim. Would it be worth filling it over myself to save some £s so it's ready for him to skim? Having just bought my first house I have no idea how much extra it will cost for him to do that extra prep work. If it's only gonna save me £30-£50 I'll just let him do it but any more than that and I'd probably be willing to give it a shot :D

    A lot of variables to take into account,condition of the walls,is the house vacant,windows,external corners,access etc,etc
    If you feel confident enough to knock the plaster off,I would say feel free,but leave the filling in/plastering to the plasterer.
    I would charge from £1000 upwards depending on the degree of preparation needed.

    because didnt you know that plasterers are out to rip you off. are you part of the thatcher clan?.most working class trades are a lot more trustworthy than you think get a grip its losers like you that have reduced this country to what it is today xxx

    Ahhh! the "dreaded artex". I am familiar with a large new family home proceeding towards completion where all ceilings (except cupboards) have been specified in artex. OK, if I am pedantic it is not that brand name.

    A good artexer is now almost extinct. One of the last of the old school was employed. The end result complete with Gyproc Cove, fans around the lights, combs, swirls, laced broken leather, silk or sheen finishes looks fantastic.

    Site visitors who are all anti artex have questioned their pre-conceived views. I have not heard any criticisms of the finished job.

    The future owners believe fashion goes full circle and given time their choice will become a sought after feature.
