Original House Purchase Price?

I'm looking to purchase a property and, as a reference point wanted to find out how much the property was originally purchased for.
I've looked on numerous websites and these list purchases up to a period of 7 years ago however the sellers have lived there for 10 years and has been the sole owners of the property since the house was built - hence no record value online!
Having exhausted an online solution to finding out how much they originally paid, is there any other way of getting hold of the original purchase price?
I've tried the estate agent themselves and they don't actually know, they simply know the current owners have lived there for a very long time (which isn't very helpful).
Any thoughts or suggestions would be appreciated; would the local council keep a record of the property prices perhaps?
Thanks

land registry? costs 4 quid
not sure if all records are online though0 -
10 years ago is too long for the price they paid to mean much, find a similar house on the same street from as recently as possible.0

If the owners built the property there may not be any valuation available other than for building insurance.Or do you mean it's a development property sold by the builders to the present owners?0 -

Excellent, I'll take a look at that!10 years ago is too long for the price they paid to mean much, find a similar house on the same street from as recently as possible.
We literally only want it as a reference point, notably they have done no improvements to the property whatsoever since it was originally purchased 10ish years ago.Itismehonest wrote: »If the owners built the property there may not be any valuation available other than for building insurance.Or do you mean it's a development property sold by the builders to the present owners?
They didn't build the property, they simply purchased it once it was built, so the latter in your response.0 -
What was paid 10 years ago is actually no value to you whatsover. If it wqas a 30 year oild house, would you still want to know the value then?
Its the value today that is important and that is the agreed price that a seller wants and a buyer is willing to give.
You are wasting your time.
The 'reference point' should be comparable houses that have sold recently.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
The entry of the price paid on the land register came into effect on 1st April 2000.
However the price is not always shown and you can get further guidance on this in our Practice Guide 7 - entry of the price paid on the register.
Alternatively, and as others have suggested, you can search our house price index for average house prices in any area of England and Wales for any range of months since January 1995.
The service is available via our website by just following the link Public - House prices and sales - Search the Index“Official Company Representative

If you pay your £4 and get copy entries you may find that there is an entry that says that the property is subject to covenants contained in a Conveyance or Transfer dated [date of first dale] made between some builder and the first buyers. It will either set out the covenants in full or say that a copy of the documents is filed.
If it is filed then you can order a copy (they don't send them to lay people electronically) and that will tell you the price paid. If the covenants are set out in the registry entries then this doesn't work, but most new houses built over the past 40 years have a separate filed conveyance or transfer.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
