Gound Rent Investment RISKS??

I have seen this on a property auction site.
I thought It would be an ideal long term investment of say £8000 giving a return of £650 per anumm which could help in paying the utility bills.
Just wanted to know. If anybody have any experience of such investment and
What are the risks?
Should I go for it OR what should I do with £8,000?? (I already have an ISA and a good saving account)

The property comprises a ground rent investment secured upon a mid terrace building arranged over ground and first floors beneath a pitched roof. The property is internally arranged to provide two self-contained flats.
Tenancies
Each flat is subject to a lease for a term of 99 years from 25th December 1999 (thus having approximately 91 years unexpired) at a total current rent of £650 per annum (doubling every 25 years).
