Rats - prevention and cure

Hi,
I'm currently having my recently purchased house rewired and it is now apparent after lifing floorboards that there has been a significant rat presence in the past - there's evidence in the form of droppings, chewed wires and a long dead rat.
I'm therefore keen to do what it takes to clean-up under the floors while I can, and seek out and seal up routes of entry.
I know that poison and traps are an effective means to get rid of current populations, however I am more keen to prevent rats from living in my home in the first place.
My question is therefore - what evidence is there that the sonic and electromagnetic devices actually work; does anyone have success stories; and are there other products and methods I should be trying.
