120,00 for a house marketed at 135,00?

    Is £125k still a stamp duty threshold? If so, I suspect that someone marketing at £135k is looking to get £125k.

    But, you don't ask you don't get. You can always offer more later on but you can't really offer less. :)

  • We put in an offer today on a house for £117,500 fully expecting for them to reject it. We had a final figure of £122,000 in mind. Within 10 minutes we had been called back and told that our offer had been accepted.

    I can't help thinking we should have gone lower but it's still a great house for the money :)

    If you're happy paying £120,000 then be prepared to go to that but I would put in a slightly lower offer. Good luck.

    Why on earth are buyers so concerned about insulting sellers?

    It only seem to be a concern when buying houses.

    Have you ever put in a bid on an ebay auction? The majority of bidders put in low bids at a far lower percentage than you are considering. Do you really think that they are concerned about insulting the sellers? I don't think so.
