Hi everyone, well our cheeky little offer wasn't accepted, but a bit of tooing and throwing and we have it!
so I thought I'd let you all know how we go.
16th March - Viewing resulted in an offer on our property.
17th March - Viewed a house in ideal spot, a bit of work needs to be done so offered £15k under, vendor refused.
19th March, called to ask what vendor would accept, told nothing under AP!!
19th March called Vendor's EA and said we could manage another 5k
20th March Cendor's EA called and said up it another £2.5k and it'll be off the market today!
Agreed, offer accepted!
So I will update this with all the problems we are bound to face along the way! hope it will help someone, and if not, It will help calm me! My OH hasn't even seen the property so I am assuming there will be a lot of probs along the way!
Wish me luck everyone!:j

20th March: Mortgage Aplication over phone with Abbey. crossing fingers all the way through the call, towards the end she said "OH...." I gulped, worried that I had missed one of OH's baddies on his credit report! "That's one of the highest scores I have seen in a long time" says she. I am so happy with that one statement, we have worked very hard over the past 6 years to clear any bad debt, remove oddities from address, build up a great credit file, this has made all that strain, all those arguments worthwhile.
21st March, enlist a different solicitor for the purchase of new prop (much cheaper than our EA's linked solicitor to the sale of ours)
Calle da few local removal firms for quotes £380 is the cheapest so far.
22nd March, go to Vendor's EA, our solicitor to give proof of id, then sent off the id's to Abbey, I forgot to send in OH's payslips in the envelope, so called them up and they said, as it was such a high score on the application, no proof of income is required!!
I don't know why that is!
So it's a case of sit and wait for the surveys etc.
PS: Called my local Mcdonalds to see if I would be able to [STRIKE]pinch [/STRIKE] recycle someof thier Fries boxes, apparently they are great for moving.Sig ah Sig Ahhh0 -
I'd be cautious about using different solicitors as you're going to be creating more work for everyone! Apart from making the chain of chinese whispers longer, money from your sale has to be transferred from your selling solicitor to your buying solicitor, elongating the process and making completion happen later in the day. It will cost you more money too as you'll more than likely have to pay two extra transfer fees; in the region of £50-60.
Why don't you ask the solicitor you are already using if they will price match or give you a discount?Everything that is supposed to be in heaven is already here on earth.

TY dozergirl, buying solicitor did ask if we wanted to use him for the sale as well, but to be honest with you, we had only just sent off all the forms to the Selling sol, OH is not as money saving conscious as me, and he just sees it as we'll stick with what we have started, and for my sanity I will let him have his own way, this time! It was a bit of a panic choice going with EA's solicitors, a choice I hope I will not overly regret!
I will recoup any extra monies spent, from OH, this will be done via the ancient art of the "Beer Fairies" they come in the night after OH has been on the pop, and seem to empty his wallet! :rotfl: :rotfl: :rotfl:Sig ah Sig Ahhh0 -
